Maintenance Technician (Full Time or Part Time)
We are looking for a thorough Maintenance Technician to undertake the responsibility to preserve the good condition and functionality of premises. Strong candidates will bring a full range of knowledge (including but not limited to) general handyman skills, electrical, plumbing, carpentry, drywalling, landscaping, and HVAC. The Maintenance personnel will perform tasks assigned by the maintenance supervisor and property manager. This position will be responsible for the timely and professional completion of tasks to the standards of the organization.
Responsibilities:

Survey buildings to ensure they are consistent with health and safety standards

Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels etc.)

Assist in the setup of ventilation, refrigeration and other systems and conduct repairs when necessary
-
Maintain heating and plumbing systems to ensure functionality
-
Inspect alarm systems (fire, protection) and schedule repairs when needed
-
Perform manual repairs when necessary (fix locks, patch drywall, etc.)
- Conduct general upkeep procedures and other tasks as assigned
Requirements:
-
Proven experience as maintenance technician and problem-solving skills
-
Basic understanding of electrical, plumbing, heating and cooling systems

Knowledge of general maintenance processes and methods
-
Working knowledge of tools, common appliances and devices
-
Good physical condition and strength with a willingness to work overtime
- Valid driver’s license
Community Manager (Full Time or Part Time)
We are looking for a Property Manager that provides clients with top-tier customer service and excellence in management services. Property Manager needs to demonstrate leadership and create trust with tenants (both current and prospective), as well as contractors and other vendors. The Property Manager instills confidence in our services by taking superior care of the properties we manage.
Responsibilities:

Develop and maintain strong relationships with tenants, vendors and contractors

Provide leadership and supervise other staff on property
-
Conduct all relating lease administrations from billings to reconciliations
-
Coordinate with tenants and ensure timely work order completions
-
Manages resident move-in checklist & meets with residents upon move-in
-
Educates residents on building apps, systems, etc. and answers all questions
-
Provides residents with keys, fobs, parking stickers (if applicable)
-
Acts as back-up support for emergency maintenance needs
-
Coordinates move-outs & turnovers with maintenance
-
Communicates regularly with residents on building news, updates, events, etc.

Handles incoming requests by phone and responds to emails in a timely fashion

Utilizes our property management software for reviewing applications, running credit & background checks, accepting security deposits, processing move-ins & move-outs, and more
- Conduct regular inspections/walk-throughs to ensure proper condition of site
Requirements:

Experience in Microsoft Office applications (MS Word, Excel, and Outlook).

Excellent follow-up skills and the ability to multi-task

At least 1 year of prior property management experience
Bonus Skills and Experience:

Experience with Appfolio (property management software)
Housekeeper (Full Time or Part Time)
We are looking for a housekeeper to undertake the responsibility of cleaning common areas while ensuring a safe and secure environment for all staff, residents and guests. The Housekeeper will be responsible for keeping the community stocked with supplies. This position will be responsible for the timely and professional completion of tasks to the standards of the organization.
Responsibilities:

Housekeepers clean the office, common areas, restrooms, hallways and models as directed, including mopping, dusting, vacuuming and removing trash
- Performs job duties using safety guidelines

Keep track of cleaning supply inventory and request refills as needed
- Report any maintenance concerns for repairs in common areas, vacant apartments to Property Manager or Maintenance Technician
Requirements:

Knowledge of cleaning supplies and products

Previous housekeeping experience is a plus

- Ability to lift up to 50 pounds
